Repair it
If the panels are in good shape and the problem is in one area, we fix that spot. That could be a few leaking screws, an open seam, loose flashing, or one dented panel.
Replace it
If rust has eaten through panels in several places, the paint is gone across large areas, or the wood underneath is soft, new metal is the better use of your money.
Switch to metal
If your shingle or cedar roof is worn out, now is the time to switch. The old roof has to come off anyway, so changing materials costs less now than it ever will.

What Goes Into the Price of a Metal Roof
We don't give prices over the phone, because every roof is different. Here's what affects the cost:
The size and shape of the roof matter most. Valleys, dormers, and skylights all add work. Steep roofs and tight spaces take longer. Thicker metal and better paint finishes cost more. If the wood under your old roof has rotted, it has to be replaced first. And the number of old layers coming off changes how much tear-off and disposal is needed.

Can you put metal over my existing shingles?
We don't. We always remove the old roof first so we can check the wood, replace anything rotted, and put down new underlayment. Covering an old roof hides problems that can shorten the life of your new one.
Can a leaking metal roof be repaired?
Usually, yes. Most leaks come from worn screw washers, an open seam, or loose flashing around a chimney, skylight, or vent. We find the source and fix it. We only suggest a new roof when the panels are rusted through or failing all over.
